Selling your home is a complex procedure. Whether it is your first time, or you are an experienced seller, it’s very easy to forget things and feel overwhelmed by the process.

While you should always feel comfortable asking questions, the following ‘event roadmap’ might point you in the right direction.

Step 1  Prior to listing your property for sale

  • Select an agent
  • Arrange a Vendor Statement or Contract (NSW only) through your solicitor or conveyancer
  • Sign an agency agreement with your agent

Step 2 Listing your property for sale

  • Agent receives a copy of your Vendor Statement or Contract from your solicitor/conveyancer
  • Agent prepares marketing campaign and advertising materials
  • Prepare your home for buyer inspections
  • Agent conducts buyer inspections and provides you with feedback
  • Agent negotiates a sale price to your satisfaction

Step 3 Accepting the offer

  • Offer is accepted by you and the agent communicates this to the buyer
  • Agent accepts an initial deposit from the buyer and contracts are signed
  • Pest and Building inspections are undertaken (if negotiated in sale terms)
  • Finance application is submitted and approved within the allocated timeframe
  • Balance of deposit is paid and contracts are exchanged

Step 4 Settlement of your home

  • Settlement period begins (30-120 days as negotiated)
  • Pack and organise your move

Inside presentation

  • Ensure your house is clean and tidy
  • Remove clutter and pack excess items away

Outside presentation

  • Make sure all doors work well (handles turn and lock smoothly and doors don’t jam) and the agent has all the necessary keys
  • Street appeal is first and foremost, it is the invitation you extend to your buyers!!
  • Replace all cracked/broken glass
  • Clean out gutters, mow, whippersnip and weed garden beds
  • Replace or repair broken fences/missing palings
  • Repair any torn fly screens and security door screens

Inspections / Open homes

  • It is recommended to vacate when prospective buyers view your home
  • Tie up pets that may jump on visiting buyers
